Only fully qualified and NZIA registered architects can call themselves architects. They must meet a high standard of academic and practical achievement to be registered. Their fees range from 10% to 15% of the construction value.
Architectural designers are registered under the ADNZ. While they are not qualified architects, they have the skills and experience to design and oversee the construction of your home. Their fees range from 5% - 15% of the construction cost.
Builder/draftsperson. Some builders offer a design service – usually using the services of a draftsperson or designer. If you are considering this option, it pays to take a look at other houses that the builder has built this way to ensure that you are confident that it will meet your expectations. This is generally a lower cost option than an architect or designer.
Good two-way communication skills are vital. A good designer should not be concerned about ownership of ideas. The last thing you want is to feel that your family home has been hijacked by someone who is imposing their latest design obsession on you.
Take your time to make this decision – after all you will live with the results of it.
It may be false economy to opt for a less experienced and less qualified architect/designer. A skilled architect/designer should still do a good job on a limited budget, but it is also important to be aware of ‘fit.' Make sure your architect/designer is comfortable working at your budget level and that he or she will take the time to explore what you want and like.
